The policies listed below are a general overview of our policies. Some homes may have additional requirements. Please refer to your specific property's lease agreement for additional policy information.
CANCELLATION POLICY: Should either party wish to cancel this reservation for any reason, notice of cancellation must be in writing or via e-mail and received more than 90 days prior to Lessee's check-in date. If Lessee's cancellation notice is received more than 90 days in advance of arrival date, Lessor will refund all of the reservation deposit (minus a 10% cancellation fee). If Lessee's cancellation notice is received less than 90 days in advance of arrival date and The Property is re-rented at the same rate to another party, Lessor will refund all of the reservation deposit except a $300 cancellation fee. If The Property is not re-rented, Lessor will retain the entire reservation deposit (all deposits, fees and rents initially collected to secure the booking) .Lessee is assured that Lessor will make every possible effort to re-rent The Property through a variety of advertising and networking. If Lessor is required to cancel this reservation, notice of cancellation will be received by Lessee more than 90 days prior to Lessee's check-in date. Lessor will refund all funds received from Lessee within three (3) business days of notice of cancellation.
FINAL PAYMENT: Final payment is due via personal check, bank wire or credit card 14 days prior to arrival date. If Lessor has not received a cancellation request via email or in writing and a check or money order has not been received by the date that final payment is due, Lessor will automatically charge the credit card used for the initial rental deposit.
Pool Heater Surcharge applicable for pool homes.

RESERVATION CHANGE FEE: All changes to confirmed reservations are subject to a non-refundable $250.00 re-scheduling fee per change.
OCCUPANCY: If Lessee wishes to entertain or have more than pre-approved number of guests on The Property, Lessee's request must be received by Lessor in writing no less than five (5) days prior to the day of Lessee's event. Lessor will need to know the number of people Lessee plans to have on The Property, how Lessee will accommodate everyone (inside, outside or both), if there will be amplified music, etc. Under no circumstances will Lessee will be permitted to remove any of the furniture from the house. At Lessor's discretion, an additional security deposit and/or usage fee may be necessary for large gatherings or events. Lessor retains the right to deny any requests for additional guests/events without specific reason.
RELOCATION: Chances are that Lessee is reserving a property without having first viewed it. Please be assured that The Property has proven satisfactory to previous guests. However, Lessee will be renting it on an "as is" condition and Lessor trusts it will meet Lessee's requirements. If Lessee becomes unhappy with the rental for any reason, Lessor will make every effort to resolve the specific problem. Should that not be possible, and at Lessor's discretion, the policies stated in the above section, "cancellation policy" pertain. In the event The Property is unavailable because of property sale, fire, mandatory evacuation, eminent domain or act of nature, or if The Property is unavailable because of construction delays or because of lack of utilities, Lessee agrees that Lessor's sole liability, as a result of any of these conditions, is a full refund of all payments received from Lessee. Lessee expressly acknowledges that in no event shall Lessor be held liable for any sequential or secondary damages, including but not limited to relocation or additional travel expenses or for any other loss.
SMOKING: Smoking of ANY kind is not allowed inside The Property. Please smoke outside only. The entire deposit may be forfeited if smoking has been done in the home or if the ashes, etc. are put into inside garbage can.
PETS: Pets are welcome in most of our Cottages and homes. Please see homes that are advertised as "Pet Friendly". An additional pet fee of $10 per night may be required if pets are included in the rental. Pet owners are responsible for cleaning up after the pets including the yards. A $100 deduction will be automatically taken out of the pet deposit if yard clean up is required. All "pet friendly" homes have fully fenced in back yards for the pet's protection. Lessor is not responsible for pet's safety if pets are somehow able to escape the fenced in area.
JACUZZIS: Some homes have private Jacuzzis available for Guest use. Guests are advised to monitor all children using the Jacuzzis at all times and to practice safe usage of the Jacuzzis. At times, a Jacuzzi may require repair. Lessor will make every effort to have the Jacuzzi operating in good working order as soon as possible, but cannot guarantee that all repairs will be completed in time for Guest's use.All repairs are subject to the availability of repair personnel and parts, if required.
SWIMMING POOLS : Some homes feature private swimming pools available for Guest use. Guests are advised to monitor all children using the pools at all times and homes with swimming pools feature safety fences and gates around the pool. At times, pool equipment may require repair. Lessor will make every effort to have the pool operating in good working order as soon as possible, but cannot guarantee that all repairs will be completed in time for Guest's uses. All repairs are subject to the availability of repair personnel and parts, if required.
LIABILITY: Lessee agrees to accept liability for any damages caused to the property(other than normal wear and tear) by Lessee or Lessee's Guests including, but not limited to, landscaping, watermarks, scarring of hardwood floors, staining of carpets, misuse of appliances and/or equipment furnished. If damages are in excess of the security deposit being held, Lessee agrees to reimburse Lessor for the cost incurred to repair/replace damaged items.
HOLD HARMLESS: Lessor/Vacation Property Manager does not assume any liability for loss, damage, or injury to persons or their personal property. Neither does Lessor/Vacation Property Manager accept liability for any inconvenience arising from any temporary defects or stoppage in the supply of water, gas, and electricity, outside construction noises or plumbing. Nor will Lessor/Vacation Property Manager accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or any other reasons beyond Lessor's/Vacation Property Manager's control.
