Reservations and Management Services: At La Jolla Cottages, Inc. our reservation team is responsible for the following daily property management activities which allow homeowner's to enjoy the benefits of having their properties become income producing assets:
• Answer calls and actively pursue all leads and inquiries daily
• Actively follow up with previous guests and carefully screen all potential guests to secure the highest quality tenants
• Facilitate check in and check out of guests and provide assistance to guests as needed during their stay
• Available to check on properties between guests, when properties are vacant
• Oversee property access/showings (to vendors, agents, etc.)
• Negotiate short term as well as long term leases taking full advantage of the entire spectrum of potential tenants
• Design and implement an advertising and marketing program specific to your home
• Arrange for professional Photography of your home for websites and print ads
• Create your property profile on our website and on top national and international websites
• Contact past Guests by phone, email marketing and social media to obtain repeat bookings
• Trained In House Cleaning Services
• Provide Professional, Licensed and Trained Maintenance personnel
• Oversee property repairs and maintenance as directed by owner
• Offer the highest quality Pool and Hot Tub Service
• Provide for service calls, even after hours calls, at no additional cost to homeowners
• Maintain running record of all repairs, maintenance issues and requests
• Offer weekly curbside trash/recycling can service if requested
Bookkeeping and Owner Services
• Competitive Commission & Rates (20% of gross rents for short term, 15% of gross rents for leases of 91 nights or more)
• Bookkeeping / Collection and Disbursement of All Monies including rent, taxes, fees and security deposits
• Personalized online owner access to monthly statements, occupancy reports, calendar, bookings, updates and more.
